EPIC (Empowering People Inspiring Communities Ltd.) is a charitable, community-based housing association operating across Stoke‑on‑Trent, Newcastle‑under‑Lyme, and the Staffordshire Moorlands. They aim to empower tenants with resources and support to thrive, while enriching the wider community through collaboration and place‑based initiatives.

What they do:

• Manage and Develop Homes
  EPIC owns around 1,400 properties, including one and two bedroom flats, houses, bungalows, supported living units, shared ownership homes, and commercial spaces – worth approximately £60 million

• Provide Affordable Rent
  Homes are let at social or affordable rent rates

• Allocation & Waiting Lists
  EPIC allocates roughly 100 homes annually, with around half designated through a nominations agreement with Stoke on Trent City Council

• Tenant-Focused Services
  Tenants benefit from clear tenancy agreements and a range of tenancy types. Tenants are provided with safe and well-maintained homes with overall satisfaction in services currently measured at 81%*
• Support and Community Engagement
  EPIC offers a range of services including repairs, money management support, help with anti-social behaviour, tenancy fraud safeguards, and services via local partners. It actively involves tenants using a range of engagement methods such as charters, community events, and tenant events

• Governance & Leadership
  Governed by an experienced board with deep roots in housing, social services, finance, and community projects, the charity ensures strong oversight and accountability
